Life
I purchase neglected & ill positioned real estate-based businesses & reposition them within their marketplace through LLC's & LLLP's that I put together with partners. Primary focus over the last 30 years have been self-storage facilities, although I have purchased & repositioned the world's largest "Laundromat" & an apartment facility as well.
I am selling my latest self-storage and an adjacent property that we own. The goal is to roll it all into NNN properties around the country (primarily the SW) and become a "coupon clipper"...not really retirement...but Minor's version of retirement.
Just got another Airedale, my fourth since 1973 and may get another this fall.
I did 9 - 1031 tax free exchanges in the 4th qtr of 2021. And in doing so I shed all my employees except for my bookkeeper / assistant for the last 30 years.
I now have properties in TX, MN, IA and Colorado...all triple NET leases, all tenants are gtd corporately thorough the parent companies and all of the parent companies are listed on one stock exchange or another.

do, so succession planning needs to be done with the idea that we will have a management or trust company in place in the next 8 to 10 years so that the income stream continues for the families benefit. All of the properties are 25-year plays and in strong markets.
Expanding from 8 entities to 21 entities (I was hoping to simplify life...but acctg wise it just got more complicated).
11 months after the first sale we are starting to get the entities (my CPA's play a big role here) under some modicum of control. I only have one property...MN...that I have to actively manage from CAM (common area maintenance perspective) and that is starting to get under control...perhaps!
Sometime in the 1st or 2nd qtr of 2023 I am going to have to figure out what to do w/ the rest of my time. A road trip or two come to mind.
I anticipate that I am transitioning from 65+ hours a week...to probably 50+ hours a month.
Still single, my wife having died in '07. Not a place that I ever envisioned, that I would find myself in. May have to devote some time in that arena.
Dating in your 70's...is WAY different than dating in the 1970's, JSYK!
